The project entails the new build of a technical centre comprising of office, laboratory and storage facilities on the existing client’s site on Stanhope Street in Liverpool City Centre.
RS Clare Ltd are the longest established company manufacturing lubricants in the UK established in 1748. It features fully equipped chemical formulation, analytical test, quality control, and mechanical test laboratories, as well as an office suite and meeting room. Hightown Group have been able to showcase our abilities to self-deliver the steel frame aspect of this project with our Design Manager completing the steel fabrication drawings using Tekla design software.
This project involves the management of the demolition of the existing temporary steel framed structure which was adjacent to the main site. Following the demolition, Hightown have constructed a new steel framed building utilising our supply chain partners. Due to a number of site complications and poor ground conditions, Hightown had to build retaining walls to support the structure above.
To ensure that the clients carbon reduction targets are achieved, the design included a thermally efficient envelope utilising a light weight insulated cladding system which continue to form the roofing system. Due to the location of the facility and the sensitivity of the site activities, the external windows and doors are all designed and installed to meet the relevant security regulations.
Hightown was commissioned to undertake the specialist research laboratory fit out, which included the installation of laboratory furniture, fume cupboards and the specialist extraction equipment to comply with current statutory regulations.
Stakeholder management and collaboration was critical as the client needed to maintain business continuity on the surrounding site. Essential to the successful delivery of the project was planning and programming. It was key that the entire design team, construction team and client constantly reviewed progress and identifying key issues. A soft landings approach was undertaken in order to ensure that all decisions made during the project were aligned with the client’s expectations.
